Megaworld is set to develop its first upscale residential condominium within its Baytown Palawan township in Puerto Princesa City, expanding its residential offerings in the growing Palawan market. The project, named The Bellagio Palawan, will serve as a key residential component of the integrated lifestyle estate.
The 12-storey tower will offer 188 condominium units designed with built-in smart home features, allowing residents to remotely manage selected functions such as lighting and appliances through a mobile application. Units will come in various layouts, including larger three-bedroom configurations with balconies or lanais.

Gateway Residential Tower in Baytown Palawan
Positioned near the entrance of Baytown Palawan, the development is envisioned to serve as a gateway structure within the township. The project forms part of the broader mixed-use estate that will integrate residential, commercial, and hospitality components along Puerto Princesa South Road.
“The Bellagio Palawan will serve as the gateway to Baytown Palawan. Once completed, it will become a vibrant lifestyle estate that will mirror the excitement that characterized Forbes Town in BGC through the years. We envision Baytown to be the 'new lifestyle capital' of Puerto Princesa City,” Megaworld Palawan Vice President for Sales and Marketing Javier Romeo Abustan said.
The building’s design takes cues from natural elements, incorporating fluid architectural lines and landscaped features intended to blend with the surrounding environment. Interior spaces are also designed with nature-inspired elements reflecting local landmarks.
Amenities and Sustainability Features
The Bellagio Palawan will include a range of amenities, highlighted by a roof deck infinity pool overlooking Puerto Princesa Bay, along with a fitness center, co-working spaces, function areas, and family-oriented facilities such as a kiddie play area and daycare center.
The development will also integrate sustainability features, including water-efficient fixtures, energy-saving systems, and facilities such as a sewage treatment plant and rainwater harvesting system. Security and convenience features will include RFID-enabled access points and backup power for common areas.
Megaworld projects around P3 billion in sales from the development, which is targeted for completion by 2030.
Baytown Palawan, developed in partnership with Suntrust Properties, is Megaworld’s latest township project in Puerto Princesa. The company is also developing Paragua Coastown, a large-scale eco-tourism estate in San Vicente, further expanding its presence in the province.
